Seldom Seen Acres is perfectly situated in the northwest Columbus suburb of Powell in Central Ohio. The Powell area consistently ranks on many lists of America’s best places to live. The entrance to the world-famous Columbus Zoo and Aquarium is less than two miles away. Three and a half miles past the zoo is the world-class Muirfield Village Golf Club, one of many golf courses in the area. There are city, county, and township parks everywhere, with plenty of parking and with amenities for all ages—and some with none, so you can take a break from the day-to-day and commune with nature if you would like. And there are a lot of biking and jogging trails nearby.

The shortest route from Seldom Seen Acres to downtown Powell shopping and dining is an asphalt walking trail that winds through the woods, under the railroad tracks and through Adventure Park. But the car is king here, and there are plenty of things to do and places to eat, shop, and play just minutes away here in Powell, and in Dublin, Polaris, and Northwest Columbus.

Condominium ownership frees you from worrying about what is outside your home, which is owned in common by you and your neighbors and managed by an association run by Seldom Seen Acres homeowners you elect. Your association is responsible for the outside of your home—like your exterior walls and roof—the maintenance and upkeep of the common areas—which includes the lawns, trees, bushes, streets, ponds—as well as the clubhouse and pool. The association is responsible for providing certain common services, such as water and trash pickup, snow removal, and for promulgating and enforcing the rules and regulations that govern our community.

Your association, the Seldom Seen Acres Condominium Association, is managed by a five-member Board of Directors comprised of Seldom Seen Acres neighbors which you, the condominium owners, elect. The board, in turn, can delegate responsibilities to committees of owners and residents. Additionally, the board can hire agents, employees, and contractors to run the day-to-day operations of the association and perform required work. For example, they employ Capital Property Solutions, the property management firm that runs the day-to-day business of the community. The board employs the crew that cuts the grass and mulches flower beds, and the one that services the sprinklers, and the folks who maintain the swimming pool. And they hire the plows that clear snow from our streets in the winter. When your roof nears the end of its projected life, they’ll replace it. All that and more is what your association dues are for.

The Board has empowered the Social Committee to organize activities for the community. Everything from Meet-and-Greet over doughnuts and coffee to Game Night. Check the Calendar for the next event. All owners and residents are welcome. And you are also welcome to join the Social Committee to help plan and staff more activities.

The duties, responsibilities, and limits of the Seldom Seen Acres Condominium Association, its board members, and the owners and residents is governed by a series of legal documents you will find on this website, and by Ohio law and Delaware County ordinances that pertain to condominiums.

Remember: it’s your association. You have a voice in the governance of this community. Introduce yourself to the board members and committee Members. Come to board meetings and speak up during the open forum. Run for open board seats. Ask committee members how you can assist. Volunteer to get things done for the community. Bring common area issues to the attention of the property manager. Make suggestions. There are many ways you can help your community. Seldom Seen Acres is a great place to live, let’s help our association make it even better!
